First Impressions are Long Lasting
The yard and door greet prospects. Make sure both are uncluttered, fresh and clean looking. Keeps walks, steps and drives clear of now, ice and any of your belongings.

Decorate for a Quick Sale
Why try to tell the buyer what the house could look like, when you can display it to its best by redecorating? A quicker sale will result - and maybe at a higher price. Invest in a little paint or wallpaper - it could make the difference.

Let the Sun Shine In
Open draperies and show how bright and cheerful your home can be. In the evenings, turn on all the lights you can. You may wish to buy a few new lamps. They will add light now and you can take them with you when you move.

Bathrooms and Kitchens
It is important that these two rooms sparkle with cleanliness. Repair caulking in the bathroom and remove clutter from kitchen counters. Remember that buyers want "spotless" in these rooms especially.

Fix the Faucet
Dripping water discolors sinks and suggests faulty plumbing and careless maintenance.

Minor Repairs Make a Big Difference
Loose knobs, sticking doors, nicks and marks on the wall. These all detract from value and indicate a lack of care. Inspect your home with the eye of a buyer.

Pets
Keep pets out of the way and preferably out of the house. Some people fear animals and are allergic to them.

Be Humble
Never apologize for the appearance or size of your home. If it is priced right and competitively on the market, the buyer will know what to expect.

Do Unto Others
Imagine yourself as the buyer of your home and see it from their perspective. Treat the buyer like you would want to be treated - you will never go wrong.

  From Top to Bottom
Display the full value of the space in your home. Remove unnecessary articles from the attic, basement, crawl spaces, sheds and garages. Brighten dull areas with light colored paint.

Closets Count
Every buyer wants lots of closet space. Make sure yours are neat and clear out all unnecessary clutter. This will make them appear larger and more spacious.

Safety
Keep all paths, stairs and floors clear of clutter to avoid possible injuries.

Arrange Rooms Neatly
Remove excess furniture to give a feeling of spaciousness. Use attractive bedspreads, throw cushions and have curtains and blinds clean and fresh.

Clean
Buyers want a home in "move-in" condition. Have the carpets cleaned, wash the floors.

While the House is Being Shown:
Whenever possible, leave the house while it is being shown. Buyers will feel like an intruder and hurry through the tour. Questions that the realtor could have answered will go unasked.

The Key is Silence
If you must remain in the house, be courteous and do not force conversation. 

Scents
A fresh, new scent has the same affect in a home as a new car. People love it. Use lemon oil on woodwork, lemon juice on countertops, baking soda in the fridge, pot-pourri and fresh flowers.

Sell Your Home First, Negotiate Furniture Later
Discussing the selling of your furniture distracts from your main goal of selling your home.

Check the Locks
After a showing, check that the locks remain secure. Pack all valuables out of sight while selling your home.
